1. Agreement to These Terms

These Terms of Service ("Terms") govern your access to and use of the website operated by RCB Rentals LLC ("RCB Rentals," "we," "us," or "our"), including any cash-offer inquiry forms, content, and related online services (collectively, the "Site").

We are a private cash buyer, not a licensed real estate brokerage, and we are not acting as your real estate agent, attorney, financial advisor, or fiduciary unless a separate written agreement says otherwise.

3. Informational Nature of the Site

Content on the Site, including blog posts, FAQ answers, service-area pages, process descriptions, timelines, and marketing statements, is provided for general informational purposes only. It is not legal, tax, probate, financial, or real estate advice. Property sales, estate administration, and related decisions can involve complex facts. We may update, correct, or remove Site content at any time without notice. We do not guarantee that any content is complete, current, or applicable to your situation.

4. Cash-Offer Inquiries Are Not Binding Offers

Submitting a cash-offer form, calling us, emailing us, or otherwise contacting us does not create a contract to buy or sell any property. Any preliminary valuation, estimate, or "cash offer" discussed before a signed purchase agreement is an indication of interest only and is subject to verification of ownership, title, property condition, access, probate or estate authority, liens, occupancy, and other due diligence we reasonably require.

We may decline to make an offer, revise an offer, or withdraw an indication of interest at any time before a definitive written purchase agreement is signed by all required parties. Likewise, you have no obligation to accept any offer or continue discussions with us.

Any actual purchase of real property will be governed solely by a separate written purchase agreement and related closing documents, which will control over these Terms if there is a conflict.

5. Eligibility and Authority

You represent that you are at least 18 years old and that, if you submit information about a property, you are the owner, an authorized heir or personal representative, or another person with lawful authority to inquire about selling the property, or you are acting with the knowledge and permission of someone who has that authority.

You agree to provide information that is accurate and complete to the best of your knowledge. You understand that inaccurate ownership, title, condition, or contact information may delay or prevent an offer or closing.

6. Acceptable Use

You agree not to:

• Use the Site for any unlawful purpose or in violation of these Terms
• Submit false, misleading, or fraudulent information, or impersonate another person
• Attempt to interfere with the Site's security, availability, or integrity, including by scraping, reverse engineering, or introducing malware
• Use automated means to submit forms or harvest contact information without our prior written consent
• Use the Site to harass, abuse, or spam our team or other users

We may suspend or block access to the Site, discard submissions, or refuse further communications if we reasonably believe these Terms have been violated.

7. Communications

If you provide a phone number, email address, or other contact information, you consent to RCB Rentals contacting you about your inquiry by phone call, voicemail, text message, email, or other reasonable means. Message and data rates may apply for texts. You may opt out of marketing emails using the unsubscribe method provided, and you may ask us to stop calling or texting about marketing by contacting us using the information below. Opting out of marketing does not prevent us from contacting you about an active inquiry or transaction when needed.

We do not require you to agree to receive marketing communications as a condition of receiving a property evaluation, except where a specific channel is necessary to respond to your request.

8. No Fees for Website Use; Transaction Costs

There is no fee to browse the Site or submit a cash-offer inquiry. If we purchase a property from you under a separate written agreement, that agreement will describe the purchase price and any closing costs, prorations, or other financial terms. Unless a purchase agreement states otherwise, we do not charge seller commissions for our direct cash purchases.

9. Third-Party Services and Links

The Site may use third-party services (for example, form and CRM tools such as HubSpot, and analytics tools such as Google Analytics) and may link to third-party websites, including public court pages and resource organizations. Those third parties are not controlled by us. Their terms and privacy practices apply to your use of their services. We are not responsible for third-party content, policies, or practices.

10. Intellectual Property

The Site and its content, including text, branding, logos, layout, graphics, and compilation, are owned by RCB Rentals or its licensors and are protected by applicable intellectual property laws. You may view and print materials from the Site for your personal, non-commercial use in evaluating whether to contact us. TO THE MAXIMUM EXTENT PERMITTED BY LAW, OUR TOTAL LIABILITY FOR ANY CLAIM ARISING OUT OF OR RELATED TO THE SITE OR THESE TERMS WILL NOT EXCEED ONE HUNDRED DOLLARS ($100). THIS LIMITATION DOES NOT APPLY TO LIABILITY THAT CANNOT BE LIMITED UNDER APPLICABLE LAW, AND IT DOES NOT LIMIT OBLIGATIONS UNDER A SEPARATE SIGNED PURCHASE AGREEMENT FOR A SPECIFIC PROPERTY.

14. Indemnification

You agree to indemnify and hold harmless RCB Rentals LLC and its owners, officers, employees, and agents from and against claims, losses, liabilities, damages, costs, and expenses (including reasonable attorneys' fees) arising out of your misuse of the Site, your violation of these Terms, or your submission of information you were not authorized to provide.
